Meeting called to order
Motion to approve meeting minutes from April 16, 2021 meeting Approved by Annette Weise
Open board positions – President
President – Devin Delaney nominate by Annette Weise, second by Brittney Gardner
Vice President & Secretary positions continued by Annette Weise and Brittney Gardner
Budget Review:
Increase Landscaping Fertilizer budget to $3600.00 to include weeds in the ornamental beds spraying.
Proposed by Devin Delaney voted on by all attending and approved.
Increase Landscaping Repairs/Trimming to $3195.00 proposed by Brittney Gardner voted on by all
attending and approved.
Increase Landscaping Improvement budget to $4000.00, brought up by Brittney Gardner voted on by all
attending and approved. Would like to start improving subdivision, replaced dead trees/shrubs start on
Cherry Lane this year. Next year do Black Cat. Would like an annual budget for this yearly to start making
improvements. Noted there is a section of the fence along Black Cat that is no longer there, It was
brought up how this actually happened was car accident that ran into the fence. No one had the
information as to who it was. AMC is/was already working on estimates for repairs/replacement in
missing section. Having difficulty getting someone to make this repair, due to how small of a project, but
did get a recommendation from landscaper for fence repair. He has been out to look at it and at time of
meeting getting us an estimate. Would like all the fencing in the HOA to be evaluated and estimated as
there are several sections that have broken or holes in it. It was discussed about the fencing along the
park and who is responsible for the fencing. It is the homeowners to maintain that section of the fence.
The HOA only responsible for fencing along Cherry Lane and Black Cat.
Brittney Gardner proposed to add in the budget for a neighborhood BBQ, yard sale, Halloween party.
Would like it to always be 2nd weekend of June each year reoccurring for annual BBQ/yard sale. Budget
to be $1000.00 to have hamburger/hot dogs, possible kids activities, i.e. jumpy house. Would like
Halloween Festival October 31. Voted on by all attending and approved.
Budget increase proposed for $500.00 for a neighborhood sign. Would like to get a neighborhood sign
for the two entrances to be able to post reminders or announcements on. Voted on by all attending and
approved. Sign to be stored at management office so doesn’t disappear if stored in a homeowners
garage.
Landscaping, new company is doing a good job. Water needs to be increased due to timing of the year,
getting hotter, in the park. Starting to look dry. Tree wells, play ground is getting weeds. Weeds along
Cherry Lane need sprayed and addressed. This is where the discussion came up about needing
ornamental bed spraying and increase budget to allow for this. AMC will Contact RCS Lawn for estimate
in this and get a sprinkler checkup done for all common areas and adjust where needed. Keep in mind
due to the way subdivision was developed can not increase along Black Cat and Cherry Lane too much
without flooding out homeowners. Make sure RCS pays attention to these areas and not to be too
excessive. What is the water schedule for the neighborhood, you can find this on Settlers Irrigation
website. Early in the season due to the rains, they did shut down the system in order to preserve water
for as long as possible for the season. As of the date of this meeting the system is up and running.
Common CCR issues
Devin Delaney brought up due to new current laws the HOA could no longer not allow political signs.
This should be removed. Devin Delaney also brought up there are several items that maybe in violation
of CCR’s. Homeowners need to be aware the board and management company can not do anything
about barking dogs, we need to contact animal control. There are some issues that can be handled
faster by Code Enforcement. As always, if you have an issue, see an issue, feel free to contact the
neighbor and talk to them, if you are not comfortable with that contact Devin Delaney personally and he
is willing to talk to them or as always feel free to contact Management company. Reminder all
Homeowners who rent out their home, you are responsible to make sure your tenants abide by the
CCR’s. Devin Delaney has contact Code enforcement directly about an issue in the neighborhood, we are
aware of a home with landscaping issues, mailbox and overall not taking care of the property. We have
sent the letters, we are currently starting the fining process and in contact with the attorney for next
process. This home is in collection with the Vial Fotherhingham (collection agency and attorney). They
are working on the situation as well.
Devin Delaney brought up ACC form needs to add paint swatches on home is required. This was brought
up by Mike Zangh when he requested an ACC approval for painting his home. This was added prior to
this meeting to the online form for ease of reference when homeowners a requesting painting.
Brittney Gardner would like to have insurance evaluated, but when was told that Kathy Chandler was
whom had our account. Brittney was happy with that as she new Kathy Chandler had MillIron HOA best
interest in mind for policy.
