ANNUAL MILLIRON HOMEOWNERS ASSOCIATION MEETING APRIL 16, 2020


Meeting called to order 6:20 pm April 16, 2020 at the community park at Tessa and Milliron

Motion to approve meeting minutes by Approved David Phillips

Open board positions – president & secretary

President – Devin Delaney nominate by Annette Weise, second by Harold Boucher

Secretary – Brittney Gardner Nominated by Harold Boucher Second by David Phillips 

Budget – review

Landscaping – complaint trash picked up by landscapers not to be mowed over and spread throughout the common areas. Park grass – mowed high, too much water, makes it un useable. Water flooding along Black Cat. Sprinker along Millrun that sprays the street.  Discussed sprinklers, Devin Delaney, on properties the size we have do need to run 7 days a week, to keep watered. Can look at contract with Circle C and about fire them due to breach.  Would like look for another landscaper. If not able to because of the contract then we want a new contractor for 2022.  Water issues not watering over watering, sprinkler checks not happening within when the contract states.  We went through last summer, walked area, found broken sprinkler and required him to fix.  Motion to fire Circle C for breach of contract by Devin Delaney. Second by Annette Weise. We will look for other landscapers.  Can anyone access the sprinkler box, No, No one else can access the sprinkler box.  Huge issue with the trash that is caught in the common area. 

Bark, would like to add it to the budget.  Brittney Gardner motion to add bark.  Is it possible to put weed barrier in, by removing all existing bark and put new down.  This would be cost prohibited.  Would like the weeds sprayed prior to new bark installation.  Add new bark right over existing bark, NOT install new weed barrier.   Other option is recycle multch, if cost effective.  Jennifer Delaney to second motion.  Hold off turning on water. April 18, 10:00, come and prep playground area by the homeowners. Bark installation have delivered as soon as possible. Once delivered the homeowners will spread.

Update on the pink house,  The house that painted wrong, they do not want to proceed to court.  Please bring anything to AMC attention of things that aren’t being done so we can catch them..  That house is like other red house. Can they say that house was matched like red, the color is very close to other red therefor do not want to proceed with court action. 

Do all homeowners receive CCR’s? We have issues with following CCR’s. Do we have fines? Can letters be re-set to all homeowners again? No because it would be cost prohibited. CCR’s  map link on website does not come up. Non compliance issues, how does that process work. Letters get sent out violation, 2nd notice sent and possible 3rd notice send out certified. Can we impose fines? Yes, but you have to impose then go to court to collect, these all costs the association funds.  ACC requests, to have improvements items approved.

All Flags are a non issue. We approve flags period, regardless of what’s on them. We do not allow “signs” to be in the yard. 

We have committee’s the ACC committee that approves improvements for the homes. We currently have 3 members. ACC form is on the website, we can also do a paper approval form. The ACC committee is trying to keep the integrity of the community and not off the wall. If you see something, please contact AMC if you feel issue and then they can verify if it’s been approved or needs approved. Be neighborly, talk with your neighbor. 

We have a CCR Committee and a Parks Committee Social Committee, Currently no one is on that committee and we are taking volunteers for that.  Anyone can also contact AMC to volunteer for anything in the neighborhood. Very little commitment,

 If you notice something isn’t right with your neighbor, be neighborly, if you notice neighbor light or something just talk to them, but always welcome to contact AMC

Pick up after your dog wherever they go. It is not ok to have pet waist on someone else property. You need to dispose of the plastic bag as well. Please be neighborly and if you see a dog doing is deed on your yard, please be polite when asking them to remove it.

Please pay attention to your speed in the neighborhood. There r lots of little kids in our neighborhood, and it would be horrible if someone got hurt. Slow down. Please communicate with the teens. Not able to get speed bumps, but please remind neighbors we have small children in the neighborhood and elderly. Amazon, school bus driver, ups drives too fast in the neighborhood. A neighbor has talked to ups driver super about the speed.

Holiday decorations need to be removed within 30 days after the holiday. PLEASE.

Open discussion: Water schedule to go out again. Also post on the milliron website, send notice out again with meeting minutes so we don’t have water issues for the future.

Key take away, talk to your neighbor about any issues, be friendly. Homeowners to talk to homeowners in a friendly way. If you don’t feel comfortable doing that you can talk with Devin and he is more than happy to talk to a homeowner on your behalf. Devin would like to have a friendly neighborhood and not be upset about receiving letters from the association.

We have a great trusting community let’s keep it that way.
